Mountain Homes $400K- $800K -
The shortage of labor in the NC mountains and the hot real estate market has allowed Corinthian to
take it’s current subs only 2 hours away penetrating the market with a margin around 22% under competition.
Starter homes $200K- $280K -
By developing and self performing much of the construction process, Corinthian reaches the housing
consumers with almost little competition. Few days on market and margins around 27% are the result of this strategy.
Custom Lake Homes $550K- $850K -
Requires higher credit lines than the average builder can obtain. With the low availability of land
and few days on market larger companies canít compete Land on Lake Norman is purchased by Corinthian usually the same day it enters
the market place through MLS or information from local realtors. Then a home is chosen for construction based on profiles of homes with
the fewest days on the market. Again with little competition Corinthian can maintain margins around 37%.
Commercial -
With the current high cost of commercial construction Corinthian is able to bring some of the lower cost residential subs
into this market and maintain a lower than average refit cost.
Foreclosures and under Valued Properties -
Occasionally Corinthian through market research or contacts will find properties needing
work to bring them back to the value of other homes in the area. If the area is desirable and Corinthian can purchase and refit the home
staying under 80% of the local square footage value the project is purchased. These projects are done much more efficiently than the
average refits because Corinthian has the frequency of contractors on our jobs daily. Also Corinthians use of soft plan cad software enables
the company to avoid expensive architecture bills.
